# CLAUDE.md — Real Estate Config

## Listing Descriptions
- Lead with the most compelling feature (view, location, renovation)
- Structure: hook → living spaces → kitchen/bath → outdoor → neighborhood
- Include: sqft, beds/baths, lot size, year built, parking
- Avoid superlatives without evidence: "best" → "top-rated (4.8/5)"
- Max 250 words for MLS, 500 words for website

## Fair Housing Compliance
- NEVER describe the people in a neighborhood
- NEVER use: "family-friendly", "young professionals", "mature community"
- OK to describe: architecture, proximity to amenities, school ratings
- Always include Equal Housing Opportunity logo and statement

## Client Communications
- Response time: within 2 hours during business hours
- Market updates: monthly with 3 relevant comps
- Price reduction discussion: data-driven, reference days on market
- Closing coordination: weekly status email with next steps

## MLS Data Formatting
- Price: no cents ($485,000 not $485,000.00)
- Square footage: rounded to nearest whole number
- Lot size: acres for 0.5+, square feet for smaller
- DOM (Days on Market): always current, never omit
